Job Description:
Building Services Engineer
Exeter | Devon & Somerset Portfolio A diverse property portfolio. Real technical responsibility. No two days the same. Fancy a Building Services role where you're not staring at the same four walls every day?
We're working with an established public-sector organisation looking to appoint an experienced
Building Services Engineer to take a leading technical role within its Estates team. Based from Exeter, you'll be responsible for the Mechanical & Electrical building services across a portfolio of approximately
100 operational properties throughout Devon and Somerset.
And this isn't your typical collection of offices and commercial buildings.
The estate includes training facilities, operational buildings, workshops, offices and specialist support facilities, each presenting its own engineering challenges.
From maintaining essential building systems and managing statutory compliance through to delivering M&E upgrades, energy improvements and refurbishment projects, this is a role offering genuine variety and the opportunity to make a tangible difference.
The Role
Working alongside the Senior Property Manager and wider Estates team, you'll become the go-to technical specialist for all things M&E.
You'll have the autonomy to assess existing systems, identify improvements, develop maintenance programmes and oversee contractors and consultants delivering works across the estate.
Your responsibilities will include: - Taking the technical lead on Mechanical & Electrical building services across a diverse property portfolio.
- Managing statutory compliance, planned preventative maintenance and reactive works.
- Undertaking building inspections, condition surveys and asset assessments.
- Developing and delivering annual maintenance, replacement and improvement programmes.
- Managing M&E projects from initial concept and specification through procurement, delivery and completion.
- Preparing technical specifications, tender documentation, cost estimates and scopes of work.
- Appointing and managing specialist contractors, consultants and maintenance providers.
- Overseeing contractor performance, quality, Health & Safety and commercial delivery.
- Providing technical advice across heating, ventilation, power, lighting, fire alarms, security systems and renewable technologies.
- Identifying opportunities to improve energy efficiency, reduce carbon emissions and modernise existing building systems.
- Ensuring works meet relevant legislation, Building Regulations, CDM requirements and technical standards.
About You
We're looking for a technically capable
Building Services Engineer who enjoys variety, takes ownership of their work and is comfortable balancing maintenance requirements with improvement projects.
You'll ideally bring:
- A strong Mechanical, Electrical or Building Services engineering background.
- Experience working across property maintenance, facilities management or multi-site estates.
- A sound understanding of statutory compliance, PPM and reactive maintenance.
- Experience managing M&E contractors, consultants and project delivery.
- The ability to assess building services installations and identify practical, cost-effective solutions.
- Experience preparing specifications, managing budgets and overseeing procurement.
- Knowledge of relevant building services regulations, Health & Safety and CDM.
- An understanding of energy efficiency, sustainability and emerging building technologies.
- Strong communication skills and the confidence to work independently.
A relevant qualification in Building Services, Mechanical or Electrical Engineering would be advantageous, although equivalent practical experience will be equally valued.
Professional membership of CIBSE, IET or IMechE would also be welcomed but not essential.
Why Consider It?
Variety: Around 100 properties, each with different systems, operational requirements and engineering challenges.
Autonomy: Become the technical authority for M&E services, with the freedom to influence maintenance strategies and investment priorities.
Project Exposure: A genuine mix of maintenance, compliance, refurbishment, replacement and improvement projects.
Local Portfolio: Based in Exeter, with properties across Devon and Somerset rather than a nationwide estate.
Long-Term Impact: Help shape how an important public-sector property portfolio is maintained, modernised and made more energy-efficient.
If you're an experienced Building Services Engineer looking to move beyond the routine and into a role offering variety, responsibility and the opportunity to influence an entire estate, we'd love to hear from you.
