Property Manager – Estates & Capital Projects
Salary: £48,000 – £55,000 + PackageLocation: ExeterFlexible working available A large public-sector organisation is looking to appoint an experienced
Property Manager to join its Estates team, supporting the management and improvement of a varied operational property portfolio.
Working alongside senior Estates colleagues, you’ll deliver capital and revenue projects while ensuring properties remain safe, compliant and fit for purpose.
The Role As
Property Manager, you’ll manage construction, refurbishment and maintenance projects from initial concept through procurement and delivery to handover, contributing to a capital programme of approximately
£5.5m.
Key responsibilities include:
- Managing capital and revenue projects, budgets, programmes and risk.
- Preparing specifications, tenders, cost plans and project documentation.
- Leading consultants, contractors and suppliers.
- Undertaking Contract Administrator duties using relevant forms of contract.
- Managing procurement, tender evaluation and contractor performance.
- Ensuring compliance with CDM, Health & Safety, Building Regulations and other statutory requirements.
- Undertaking and commissioning condition, structural and asbestos surveys.
- Providing technical advice on property, maintenance and estate matters.
- Supporting acquisitions, disposals, leases, valuations and wider estate management.
- Managing project completion, handover and defects.
About You
The successful
Property Manager will ideally have:
- MRICS, MCIOB, RIBA, a Building Surveying degree with relevant experience, or equivalent industry experience.
- Membership of an appropriate professional body.
- Experience delivering major and minor construction projects.
- Strong contract administration, cost and budget management skills.
- Knowledge of JCT and/or NEC3 contracts and NBS Specifications.
- Experience preparing specifications, tenders and project documentation.
- Building surveying and asbestos-management experience.
- Good knowledge of construction procurement and relevant legislation.
- Strong communication, organisation and stakeholder-management skills.
- The ability to travel between operational sites across the region.
Public-sector, Local Authority or emergency-services property experience would be advantageous but isn't essential.
